Zillow doesn't know your renovated kitchen.
Automated home-value tools (Zillow, Redfin, Realtor.com) miss Miami home values by 8–14% on average. Here’s why — and what to do instead.
What automated estimates miss:
Recent condition.
A renovated kitchen or new roof can add 6–10% — invisible to algorithms.
Market velocity.
Miami's days-on-market shifted 56% in the last 12 months — algorithms lag.
Active comps.
Closed sales are 60–90 days old. We use under-contract + active competition data.
Micro-location.
Two blocks east of US-1 vs. west — same ZIP, different market.
Florida-specific factors.
Flood zone, wind mitigation, HOA reserves, condo Surfside compliance.

The Florida market is moving fast. Get a number that's actually current.
Most online valuation tools rely on data that’s 60–90 days old. In a market shifting as quickly as Florida’s, that’s the difference between pricing right and leaving money on the table.
SEI’s valuations use the same MLS data your buyer’s agent will use — pulled the day we write your report.

What Florida sellers need to know.
How long does it take to sell in Miami?
Current median is 50 days on market plus 30 days to close — about 80 days total. With proper pricing, prep, and SEI’s in-house mortgage/title coordination, we often beat that significantly.
What are seller closing costs in Florida?
Typically 6–8% of sale price: commission (negotiable post-NAR settlement), Florida doc stamps on the deed ($7 per $1,000 — ~0.7%), title insurance for the owner’s policy (varies by county custom), and prorations. We send a net-sheet within 24 hours of any offer.
Do I need to fix things before listing?
Some — not all. Cosmetic touch-ups, paint, declutter, deep clean: yes. Major renovations: usually no. We send a written prep list with prioritized ROI for each item. The goal is the highest net, not the most projects.
What about the Florida homestead exemption when selling?
You can keep the exemption through the year of sale. If you’re buying another Florida primary, Save Our Homes “portability” lets you transfer your tax-cap savings to the new home. We coordinate with our tax-prep partners on timing.
Capital gains on a Florida home sale?
Federal: $250K exclusion single / $500K married, if it’s been your primary residence 2 of the last 5 years. Florida has no state income tax. Investment properties: 1031-exchange options exist — we coordinate with QIs.
Can I sell a home with a mortgage or HELOC?
Yes — the existing loans are paid off at closing from sale proceeds. If you’re underwater, we run a short-sale analysis. If you have a HELOC, we coordinate the payoff statement before closing.
