The SEI Buyer Advantage

Five things that make a buyer's life easier.

Pre-qualified in days.

In-house lending with Saily — not a referral, not a wait.

Title and closing in-house.

Florida attorney Nadia Alfonso handles every contract — As-Is, financed, cash.

Inspection & insurance coordinated.

4-point, wind mitigation, flood — quoted alongside the mortgage.

Bilingual at every step.

English or Spanish — no translator, no information lost between people.

One person owns your deal.

No handoffs to a transaction coordinator who has never spoken to you.

The questions smart buyers ask first.

Use these as a search guide. The order matters — start with the financing question, end with the inspection question.

Financing first, location second, property type third. Start by talking to our lending team (Saily) about your real pre-qualified number — that defines your search range. Then pick your top 2–3 neighborhoods. Then filter by property type. Searching in the reverse order is how most people waste three weekends.

Most conventional loans require 5–20% down, FHA as low as 3.5%, VA loans 0%. On a $500K Miami home, plan for ~$10K–$100K down plus 2–3% closing costs and ~$5K reserves. We run real numbers with you on the first call.

If a Florida home is your primary residence on Jan 1, you can apply for the homestead exemption — a $50K reduction in taxable value and a 3% annual cap on assessed value growth. File by March 1 with the county property appraiser. We send every client a homestead reminder after closing.

In Florida, the seller’s listing agreement determines commission. Post-NAR-settlement, buyers may need to sign a buyer-broker agreement. We explain compensation upfront — in writing — before you tour anything.

It depends on the listing. Sometimes the seller offers compensation to the buyer’s agent; sometimes the buyer pays directly. We negotiate this into the offer and explain every scenario before you sign.

Florida’s standard As-Is residential contract gives buyers an inspection period to terminate for any reason. It does NOT mean you can’t negotiate repairs — it means you can walk away cleanly during inspection without losing your deposit.

General home inspection (always), wind mitigation (for insurance discounts), 4-point (for homes over 30 years old, required by most insurers), and survey (verifies property lines and any encroachments). For condos, we add a reserve-study review.

Typically 2–3% of purchase price for buyers — title insurance, doc stamps, recording, lender fees, prepaid taxes/insurance, HOA estoppel. We send a written estimate within 24 hours of an accepted offer.

In Miami: 30–45 days from accepted contract to closing for financed buyers, 14–21 days cash. The current 50-day MLS time-on-market is the search phase, not closing.
